Cal Fulenwider III has been the President of
L.C. Fulenwider Inc. since 1991. Fulenwider has had the key role in the strategic
planning, development and management of the 7,500 acres surrounding DIA and
owned by LCF Inc. Fulenwider is currently developing Denver International
Business Center (DIBC), a 450 acre Mixed Use development at the front door to
DIA, currently the home of 1,000 hotel rooms, restaurants, and commercial office
(including Frontier Airlines Headquarters), and Reunion, a 3,240 acre Master
Planned Community being developed by Shea Homes on ground owned by Fulenwider.
In addition, Mr. Fulenwider was the Venture Manager for the 450,000
square foot
Chase
Bank
Building
in downtown
Denver
and has overseen the development and management of numerous high-end residential
projects , including Polo Club North Condominiums, Polo Club North Homes, and
Polo Field West, Larimer Place Condominiums (downtown
Denver
high-rise. Mr. Fulenwider obtained a
B.A. in Real Estate from the
University
of
Colorado
. He is a founder of the CU Real
Estate Council and the DIA Business Partnership, now DIA Leadership Committee
(DIAL), an affiliate of Metro Denver EDC.

John
Bitzer, Co-Chairman of the Board
John Bitzer has been serving as a corporate real estate
advisor since 1979. In 1980, he joined Fuller and Company where he
built their office leasing division into one of the region’s top performing
specialty groups and ultimately became Fuller and Company’s executive vice
president/managing broker in charge of all specialty brokerage areas of the
firm. In 1995, Bitzer founded
Bitzer Real Estate Partners, which provides
comprehensive commercial real estate services for corporate owners and users.
More than just a top performing real estate broker, Bitzer has been instrumental
in promoting the real estate industry within the local and national business
communities and establishing network foundations exclusive to real estate
professionals across the world. He helped found and has served as
President of GVA /Worldwide, an international real estate network. He is
also past President of CORFAC International, one of the largest global real
estate networks as well as past President of the Colorado Chapter for the
Society of Industrial and Office Realtors (SIOR). During his fifteen years
with Fuller and Company, Bitzer represented both tenants and landlords in well
over 13.5 million square feet of leases and sales totaling in excess of one
billion dollars.

M. Hultquist Jr., President, Director
Hal Hultquist has been involved in various aspects of the
real estate industry for 37 years. Previously, Hultquist was President of
CPM Corporation in
Southern California
which was a Receiver Management Company that handled over 800 property
management assignments during its 6 years of operation. Prior to the
establishment of the CPM Corporation, Mr. Hultquist was President of EC
Equities, Inc., a
Southern California
property management company which specialized in Receiver and REO management.
From 1988-1992, Mr. Hultquist was Vice President of Development and Property
Management for Devcal Industries, Inc., a company established as an affiliate of
the Oxford Development Company to complete several development projects for the
Kemper Insurance Companies. From 1982-1988 Mr. Hultquist was Executive Vice
President of the Tierra Investment Company which was a development and energy
company in
San Antonio
,
Texas
. Prior to that, Mr. Hultquist was the National Director of Property Management
for R&M Financial Corporation.

Marcia
A. Lujan, CFO, Director
Marcia Lujan joined L.C. Fulenwider Inc. in 1990. Ms Lujan’s
principal responsibilities include the financial analysis for investments,
development and acquisitions, financial structuring for joint venture
opportunities, and money management for the company.
Additionally, Ms Lujan oversees all financial reporting for the managed
properties, accounting services, and various entities of the company.
Prior to her joining Fulenwider, Ms
Lujan spent 10 years as Controller for the Campbell Oil Company where she was
responsible for all financial aspects of the operation of oil and gas assets
held by the company to include holding companies and joint venture partnerships.

Charles
Wellso
Charles Wellso is the Director of business development and
strategic partnerships with American Property Solutions. Mr. Wellso began
his career in underwriting and debt syndication for Blunt Ellis &
Loewi/Kemper Securities. During his time in this position he was responsible for
underwriting and syndicating over 750 million dollars in bonds. In 1987, during
the surge in the Asian Tiger economies, Mr. Wellso was drawn to participate in
these dynamic financial markets and was hired by Credit Lyonnais Securities as a
Research Analyst covering property companies. In this role he evaluated and
recommended investments to British Merchant Banks and US Emerging Market Funds.
Having completed an MBA from (Garvin School of International Management)
Thunderbird, Mr. Wellso was hired by a Coca-Cola licensee as the Regional
Marketing Manager, based in
Hong Kong
. This experience paved the way to his creating his own licensing
distribution company, GM Limited which held the rights for Reebok and Greg
Norman Golf brands for
Hong Kong
,
China
and
Macau
. He built this organization into the largest Golf business in the region
and sold the company in 1997. Charles moved to the San Francisco Bay Area
and became licensed to sell real estate for Sotheby’s International Realty and
later worked for Pacific Union/GMAC in their commercial real estate office in
San Francisco
. He arrived to
Denver
in 2008 and is a licensed real estate broker in
California
and
Colorado
.

Bill Prather,
Director of Development
Bill Prather has been involved in commercial real estate for more than 30
years. Prior to joining L.C. Fulenwider Inc., Prather was Vice
President-Development for Betawest Properties Inc., the real estate subsidiary
of U S West. Prather has extensive experience in the negotiation of both sale
and lease transactions gained through his years representing Mountain States
Telephone and AT&T in this area as well as U S West and its subsidiaries
after the Bell System break-up. With Fulenwider, Prather assists in the
development activity around DIA.

Chris Thompson,
Property Management -
Marketing
Thompson joined LCF Inc. in 1991 and has more than 14 years experience in
the real estate industry, starting as a real estate broker in
Southern California
in the late 1980's. Thompson has been involved in the leasing and disposition
of numerous assets for LCF Inc and third parties. In 1997, he partnered with LCF
Inc. in a $70 million air cargo development on-site at Denver International
Airport (WorldPort at DIA), where he was responsible along with other partners
for the acquisition, planning, development, leasing and disposition (sold 2001)
of the project. Currently, his primary responsibilities with LCF Inc. include
marketing and development of LCF Inc. land projects in the DIA area and new LCF
Inc. office buildings.

Throckmorton, Vice President –
Construction
Mr Throckmorton joined Fulenwider in 1994 and has overseen
multiple development and construction projects for Fulenwider, including luxury
single-family home and multifamily home development, the Marriott Courtyard
Hotel at DIA, the Corporate Office facility for Frontier Airlines, the High
Plains multi-tenant office building and regional infrastructure and entitlements
for the
Denver
International
Business
Center
. Throckmorton is a 30+year veteran of construction and development, having
constructed/developed multiple facilities in the Denver metropolitan area,
including churches, a library, recreation facilities, office buildings,
warehouses, swimming pools, banks, tenant finishes, country clubs and more.
Throckmorton serves as an officer on the boards of several Metropolitan
Districts, is Chairman of the Denver International Business Center Architectural
Control Committee, is a LEED Accredited Professional, and holds a Denver General
Contractors license.

Ferd Belz,
Hotels & Resorts
Mr. Belz has been involved in investing in,
managing, developing and selling real estate for over 30 years. Prior to
co-founding REGen, LLC, Mr. Belz was the President of Cherokee Denver, LLC, an
entity responsible for the redevelopment of the former Gates Tire & Rubber
Factory in Denver. As President, he managed all aspects of the entitlement,
public financing and environmental remediation for this transit oriented,
mixed-use project. The project is entitled for more than 7 million square feet
of mixed commercial and residential uses and is approved for more than $126
million of public financing. Mr. Belz is also a co-founder of Dakota Ridge
Development, LLC, a real estate services company that specializes in hospitality
and resort developments. At Dakota Ridge, Mr. Belz provided development services
to, or was a principal investor in more than $1 billion worth of retail, office,
hospitality and residential projects throughout the country. including managing
the Aspen Development Program (ADP) in Aspen, CO. As manager of the ADP, Mr.
Belz developed the 257-room Ritz-Carlton Aspen; redeveloped and operated the
175-room Grand Aspen Hotel; managed and sold the historic Aspen Meadows
conference center; developed 12 luxury townhouses at the Aspen Meadows; and
developed five separate residential projects along with mixed retail and
recreational facilities As a developer, Mr. Belz’s projects have included
virtually every real estate product type and major mixed-use projects, including
some of Denver’s most iconic buildings such as the Tabor Center and the Pepsi
Center.
Mr. Belz holds cum laude degrees in both
architecture and engineering from the University of Kansas and he began his
career as a licensed architect. He is on the Chair of Denver Civic Ventures,
Inc. (a subsidiary of the Downtown Denver Partnership) and on the Management
Committee for the Downtown Denver Partnership, and on the Auraria Foundation
Board and the Civic Center Conservancy Board.

Rick Wells,
Specialty Land Developments
Mr. Wells is a Principal of REGen, LLC.
Prior to co-founding REGen, Mr. Wells was project manager for the redevelopment
of the Gates Tire & Rubber Factory. Mr. Wells was instrumental in assembling
the $126 million public financing package for the project and managed the
infrastructure development of the site including structure demolition,
infrastructure engineering and design, and site planning. Mr. Wells has been a
principal investor and developer of several major redevelopment projects,
including the 14 acre former Children’s Hospital site the 8 acre former Mercy
Hospital site in Denver, CO. In 2006, Mr. Wells, as a principal of Hall, Wells,
DiNardo, LLC (HWD), was appointed by the Colorado Securities and Exchange
Commission to act as receiver for the Mile High Capital Group, LLC (MHCG)
bankruptcy. HWD was responsible for valuing, liquidating and winding down the
corporate assets of MHCG. Assets included raw land, finished lots and partially
finished residential property with initial valuations in excess of $50 million
and located throughout the United States.
Prior to his career in real estate, Mr. Wells
spent 20 years in the natural gas pipeline and distribution business, eventually
retiring as a senior executive officer of K N Energy, an $8 billion publicly
traded integrated energy company. At KN, his responsibilities included:
President and COO of major business units with annual revenue of $2.3 billion
per year; corporate mergers and acquisitions; and start-up of several new
business units.
Mr. Wells received his B.S. in Mechanical
Engineering and his Master of Business Administration with concentrations in
finance and marketing from Colorado State University in Fort Collins, CO.

Kenneth Ho,
Environmental Specialist
Mr. Ho has spent more than a decade in
various aspects of the real estate industry. Previously, Mr. Ho was a Vice
President for Cherokee, a private equity fund with more than $2 billion under
management. At Cherokee, Mr. Ho was responsible for deal origination,
underwriting, deal structuring and dispositions. He underwrote equity
investments of more than $250 million in urban infill projects throughout the
United States and Canada. Mr. Ho was also responsible for managing a portfolio
of Cherokee’s real estate assets that included industrial, office, retail and
residential uses as well as unentitled land. In this role, Mr. Ho was
responsible for managing budgets, negotiating leases, securing entitlements,
engaging public and private stakeholders as well as public and private debt
financing, property management and disposition. Mr. Ho has also provided
advisory services to the Portland Development Commission in Portland, OR, the
City of Boulder, CO and the Regional Transportation District in Denver, CO. On
behalf of the owners, Mr. Ho evaluated the feasibility of proposed development
plans and assessed the development potential for their real estate assets.
Mr. Ho received his BA from Stanford
University, a Masters of Regional Planning from the University of North Carolina
at Chapel Hill where he was a Weiss Urban Livability Fellow, and an MBA with a
concentration in Real Estate from the Kenan-Flagler Business School at UNC where
he was a Trammell Crow Residential Fellow. Mr. Ho is a graduate of Leadership
Denver, Class of 2006, is on the Executive Committee of the Historic Denver,
Inc. Board of Trustees and is a member of the Denver Planning Board.

Chris Fulenwider, Architect
For
undergraduate study, Mr. Fulenwider attended Southern Methodist University,
specializing in Real Estate Finance at the Cox School of Business. After
graduating, he worked in Denver at the firm Pahl Pahl Pahl PC
Architects/Planners before moving to San Diego to attend the Newschool or
Architecture + Design. While studying for his Masters in Architecture,
Chris excelled in design studio achieving academic recognition and received a
presidential scholarship. He interned with several award-winning
architects and placed second in a national student design competition.
Upon graduation, Chris joined Coburn Architecture P.C. in New York City where he
worked with the firms' principal for 4 years. In 2--0 he relocated to
Denver to establish his own firm, Fulenwider Architecture, LLC.
